Montague Gardens is greater Cape Town's most modern and well planned industrial area and arguably the most sort after.

Situated centrally between the Cape Peninsula's two Cities, Cape Town and Bellville, Montague Gardens is easily accessed from most areas of the Peninsula through the road and rail network. Montague Gardens is in close proximity to the N1 and N7 National roads and the M5.

Montague Gardens is situated within 10 minutes of Cape Town's port and the international airport is easily accessed via the N7 & N2 National Roads.

Montague Gardens is the gateway to the rapid urban and economic growth of the West Coast region.

This central position has lead to the major retail chains such as Woolworths, Spar and Nu Clicks locating their central distribution centres (CDC's) in the area for convenient distribution to their many outlets through out the region. Numerous other logistic and service related businesses are also located in Montague Gardens for this reason.

Montague Gardens is a relatively modern industrial suburb and the majority of its buildings are suited to modern industrial requirements. For instance most distribution operations require buildings of sufficient height to enable them to rack their merchandise.

The establishment of cash & carry operations such as Makro and the Trade Centre in the area has lead to the growth of warehouse retail trade in the area and Montague Drive, Montague Garden's main activity spine, which links Koeberg Road (M5) to Bosmansdam Road and Century City , is in great demand from this type of retail operation.

Montague Gardens has also become a centre for the Do It Yourself (DIY) enthusiast, with DIY outlets such as Penny Pinchers and Ital Tile concentrating in the area along koeberg Road.

Montague Gardens is unique as an industrial area in that it is surrounded and serviced by numerous residential and commercial areas which are in close proximity to the industrial activity.

In terms of commercial areas, Montague Gardens is serviced by both Century City and the Milnerton CBD. These areas provide Montague Gardens with banking, postal, shopping and entertainment facilities. Canal Walk, Africa's largest shopping mall, is situated within a few kilometres of the centre of Montague Gardens.

In addition to retail and service facilities, the commercial areas surrounding Montague Gardens provide a range of office accommodation for users from A Grade office towers in Century City to secure business parks such as Centurion Business Park on Bosmansdam Road, offering B & C grade office accommodation.

Unlike other industrial areas in the Peninsula, Montague Gardens is surrounded by a number of residential areas which adds to it desirability. These range from an upmarket golf estate to lower income areas. There is currently a significant amount of up market high-density residential development happening in the area, which will add to the population of the area.

Montague Gardens provides industrial accommodation from as small as 100m2 to warehouses measuring in excess of 10000m2 situated in modern and secure industrial parks. The IT industry has converged on the periphery of the industrial area, along Bosmansdam and Omuramba Road in modern, hi-tech buildings. These hi-tech buildings have been designed to accommodate companies that require an equal proportion of office and warehouse space.

Current demand for the area and the lack of development of industrial premises over the preceding years has lead to a shortage of good accommodation and most of the industrial land that has been vacant for many years has recently been purchased for development purposes. De La Porte Property Group has sold in excess of 12000m2 of vacant land in recent months to both developers and owner occupiers planning to locate in the area within the next year.
