Stock shortages will naturally force cuts to survive or lose a mandate to other eager agents. Overheated prices for properties just create disparity between a market and selling price, which will eventually sell at a “discounted” price and commission from the original mandate anyway. Hopefully we will not be unduly criticised through ignorance for prostituting the market with innovative reform like lower commission and open mandates to increase service levels and save money. This does not lead to reduced interest or service levels ... in fact it forces the market players to respect sellers’ choice and become more effective through cutting overheads like cross subsidisation of unproductive agents and commission splits with multi listing services.
